Accounting
The computerized accounting system gives us instant information on the status of rent collection, delinquencies, bills and cash balances. We provide you with a monthly statement and can customize the handling of rents, deposits, mortgages, tenant billing, etc. We prepare and file 1099's for vendors as required.

Maintenance
Experienced, dependable service persons are available to handle a wide variety of service calls promptly and affordably.

Inspections
We annually inspect each unit. We periodically drive by properties for a visual inspection. Thorough inspection of the premises at the time of transfer helps to eliminate confusion, maintain quality and minimize vacancy periods.

Tenant Services
We subscribe to a 24 hour answering service. When a tenant calls in with an emergency after office hours, they speak with a live telephone secretary. Their call is then put through to the property manager on call.

Legal Notices
We prepare and serve 3-Day, 30-day and 60-day legal notices when necessary.

Collections
We aggressively pursue tenants with outstanding balances. Our computer software allows accurate tracking of tenant charges over an entire tenancy. Each account is evaluated to determine the method of collection which will yield the highest return to our client.

Renting and Leasing
We stay knowledgeable on current rental market conditions. We conduct business on an equal basis, free of discrimination to enhance and promote the good will and the reputation of this company and its clients.

Tenant Selection
The key to a good tenancy is selecting the right tenant for your property. We screen each applicant by checking their credit, performing an unlawful detainer check, verifying their income and rental history.

Advertising
We utilize a combination of media to locate prospective tenants including newspaper ads, signs, computerized rental list, our Rental Update line (805-347-RENT), our website, yellow pages, radio spots and institutional advertising. Many of these options are available to our clients at no additional cost.

Rental Agreements and Disclosures
Each rental agreement is prepared to your specifications within the framework of current Landlord/Tenant law. The proper disclosures are prepared and provided to each tenant. Hacienda Oaks is a member of the California Association of Realtors and utilizes many of their contracts and forms

Fees
Monthly management fees are based on the gross rent collected.

* 1 unit 8%

* 2-4 Units, 1 Unit that rents for more than $1500 per month 7%

* 5-15 Units 6%

* Property with onsite Manager, 16 or more units 5%

*Tenant Placement Fee $350

*Tenant Placement Fee without Management Services one-half of one month rent, $550 minimum
